The next Woodlands Residents/Owners meeting is Tuesday, December 3rd at 6:00 PM at the Summertree Clubhouse.
We will discuss the recent paint project - what went well, areas for improvement - and share updates on upcoming projects and our long-term capital plan.

The purpose of the Woodlands meetings is for the residents of The Woodlands to get to know each other, voice concerns and/or improvements for the neighborhood, discuss upcoming projects and share ideas to make our community the best it can be.
Woodlands meetings have nothing to do with the HOA and no HOA board member will be in attendace (minus your Woodlands Representative) unless asked to be there, which we will give notice about ahead of time. These are courtesy meetings for the residents of The Woodlands ONLY.
An additional $800 assessment is being added to annual dues for the years of 2023, 2024, & 2025 to help cover the cost of repainting as well as other projects we want to see completed in a timely manner (crossties, garbage areas, etc). Your dues cover landscaping & maintenance for all common areas, as well as upkeep for Summertree ammenities. See Dues tab for more information.

All of the structural and physical care of your home. Any repairs and maintenance outside of the scheduled repainting and roof replacement falls on the property owner.
If your basic care as provided in dues (mow, blow, edge, annual trimming) is not being addressed adequately or regularly, please contact Cathey Plunkett at 601-856-9070 or info@mysummertree.com with your specific concerns. Photos and dates of service would be helpful.
Replacement of dead plants is on the maintenance list for early 2025.
The landscaping and maintenance is done by Southern Lawn owned by Eric Newman. Eric's team started at the beginning of 2023.
Mow, blow, edging, and hedge trimming is included in the landscaping service.
Your landscaping will only be maintained by the landscaping service if you have plants from the approved Woodlands' ARC Exterior Guideline's list, which can be downloaded below.
If you wish to change your landscaping, you must submit an ARC form for approval. If you have plants that are not on the approved Woodlands' ARC list, then you will be responsible for maintaining your own area.
The Woodlands' residents pay the annual Summertree dues as well as a separate Woodland's payment.
Summertree dues: Landscaping & maintenance for all common area, amenities upkeep (Clubhouse, pool, tennis courts, basketball court, lake), administration
Woodland dues:
The Woodlands' dues are divided up into short term and long term replacement savings. The short term goes towards landscaping & maintenance of Woodland area. The long term replacement dues are saved for three bigger projects: roof replacement, parking lot repaving, & exterior painting.
Costs for interim improvements & projects are either taken from the long term reserve account or an additional assessment may be taken.
Additional assessments are added to the Woodlands' dues if more money is needed to cover the necessary long term projects.

Painting Details
Please note that the painting contractor will use equipment such as booms and ladders to access exterior areas, including courtyards, windows, and roofs. We will try to provide a two-day notice before each building is painted to allow time to move vehicles. The painters will avoid parking areas and coordinate with residents for convenient times to relocate cars. Additionally, we will manage to work around units that are still undergoing rot replacement to ensure progress continues smoothly. Thank you all for your cooperation. The Woodlands' residents are in the process of making a list of improvement projects. If you wish to have input please reach out to your Woodland's Representative at woodlandsofsummertree@outlook.com. Plus look out for emails and the Woodlands' resident quarterly meetings.

If additional projects are added this will likely effect financials and dues (current assessments going towards the painting project at the end of 2024) .
Garbage collection days are on Mondays & Thursdays. Please have all trash ready for pick up by 7 a.m. All garbage must be in bags or containers – no more than 75 pounds each.
Trash cans are located in multiple areas around the Woodlands behind fencing. Please keep fence gates closed, and keep all trash in bags and inside of cans. Be courteous of others using the trash area.
No collections on New Year’s Day, Thanksgiving Day, and Christmas. Collections will be made on the following next regularly scheduled day.
Recycling collection is on Thursdays. Please have your recycling out at the curb by 7:00 a.m. sharp. The Woodlands residents can put their recycling bins on the curb next the Woodlands entrance on Woodgreen Dr.
Waste management picks up cardboard, magazines, office paper, brown paper bags, newspapers, flyers, paperboard, cardboard, dairy and juice containers, junk mail, phonebooks, plastic bottles & containers, aluminum cans, aluminum foil, pie tins, and tin or steel cans. Glass is not picked up. Please crush all plastic containers, aluminum and metal cans and flatten cardboard. Remove all food waste or foam containers.
Recycling bins can be picked up at the Public Service Complex located at 1239 Highway 51, in the Public Works Department.
Woodland homeowners should have a home insurance policy that covers the physical structure of your home as well as the inside. While a portion of the HOA dues that residents pay goes to replacing the roofs when they are old and worn, it does not cover accidents or weather related damage.
Please make sure your insurance covers your roof.
Re-roofing History
2020-2021: Units 1-11 were re-roofed in 2020, and units 12-32 were re-roofed in 2021. 30 year roofs were installed, so the next planned re-roofing will be 2051.
2000-2005: Roofing was replaced on a few units each year during this time period
Roof Replacement Policy
The Association will pay for a periodic re-roofing of units. After the roofing company warranty for workmanship expires, which would be part of the roofing contract and is usually limited in time, the individual homeowner is responsible for all repairs to the individual roof. This allows the Association to hold down costs of the annual assessments by covering only the costs of the major projects of periodic painting, re-paving, and re-roofing.
The Woodlands' parking lot is re-paved about every 15 years.

2032: Next planned repaving. Since the last re-roofing project depleted the Woodlands long term replacement savings account, we have 10 years to accumulate the necessary funds for the 2032 paving project.
